When it’s time to move on, your conveyancer will often need to obtain legal documentation and information about your service charge account in order to complete a successful sale.
As well as this information, your Conveyancer will need to provide your purchaser’s legal representative with answers to whole range of additional information, often to satisfy a purchaser’s mortgage company. This will involve them liaising with trained specialists who investigate and respond to these questions and then support your conveyancer during this process.
Any outstanding service charges will need to be settled in full for the current service charge period to complete a sale. Should this include sums prepaid for the period after the property is sold, your conveyancer will negotiate the pro-rata recovery of these from the new purchaser.
As well as dealing with all the above enquiries, further legal documents will often need to be executed in relation to a property sale related to the service charge matters.
Additional charges apply for providing these specialist information and legal enquiry services.
